You are correct, the only way to get your name off the mortgage is for your bf to refinance otherwise you are equally liable for the payments. If the breakup is mutual you do need to have an agreement in place to protect yourself. It might not be a bad idea to consult a lawyer since you own the house together. If you do quit claim the house to him you need to have a written agreement that he will assume all responsibility for mortgage payments, real estate taxes, etc. Good Luck.
